The default path most projects take
Most custom homes follow a predictable pattern. The homeowner gets excited about a few smart products — a Sonos system, a Lutron lighting package, security cameras. The builder runs the cable he thinks they'll need. An integrator gets called in late, often after drywall, and tries to make everything work with whatever was roughed in.
The result: cable runs are wrong, equipment locations don't match actual furniture placement, lighting circuits don't align with how rooms are lived in, the AV closet is too small, and the network can't support the device count. Every problem becomes a change order. Every change order costs time and money.
What design changes
A documented design happens before any cable is pulled. It starts with a discovery interview — how does this family actually live? Who's in which room? What time of day matters most? Then comes architectural drawing review with the builder, electrical engineer, and lighting designer. Equipment is specified room by room. Cabling is planned circuit by circuit. Keypad buttons are labelled before they're engraved.
The output is a package — drawings, schedules, specifications, budget — that becomes the source of truth for everyone working on the home. The builder knows what to rough in. The electrician knows what circuits to provide. The integrator knows what to install. The homeowner knows what they're buying.
The math on design ROI
Design typically costs 3–8% of the technology budget. On a $200K technology project, that's $6K–$16K up front. The savings over the project life:
- 10–30% reduction in installation labour through correct rough-in
- Elimination of mid-project change orders (typical change order: $2K–$10K each)
- Equipment closet sized correctly the first time (retrofit cost: $20K–$50K)
- Cable paths planned around finishes (vs invasive post-drywall pulls)
- Equipment selected at trade pricing during design, not rush-purchased mid-build
Most documented designs pay for themselves three times over before the project is finished.
What design specifically prevents
Real examples from rescue projects we've taken on:
- Family room with 14 pot lights on a single dimmer because no lighting plan existed. Cost to retrofit: $8,000.
- AV closet sized for a soundbar, but homeowner upgraded to dedicated theatre. Cost to enlarge: $32,000.
- Cabling pulled to wrong wall because nobody marked TV location on framing. Cost to repull: $4,500 plus drywall repair.
- Lutron system specified without coordination with electrical engineer. Result: incompatible loads on six circuits. Cost to remediate: $11,000.
Every one of these was preventable with documented design.
Why most integrators don't charge for design
The industry sells installation. Design is given away to win the install. The result is design that serves the integrator — faster install, easier wiring — rather than the homeowner. Charging for design separates the two: design becomes a deliverable owned by the homeowner, not a sales tool owned by the installer.

- Architectural drawing stage — best
- Pre-framing — still good
- Pre-drywall — worthwhile but constrained
- Post-drywall — limited, usually a takeover scenario
